  • Assist you in determining your buying power. By providing me with some basic information about your savings, income and current debt, I can refer you to lenders best qualified to help you. Most lenders — banks and mortgage companies — offer limited choices.
  •  I have many resources to help you in your home search. Sometimes the property you are seeking is available but not actively advertised in the market and it will take some investigation by me to find all available properties.
  •  Provide objective information about each property to assist in the selection process. I will provide you with local community information on utilities, zoning. schools, etc. There are two things you’ll need to know. First, will the property provide the environment you want for a home or investment? Second, will the property have resale value when you’re ready to sell?
  • Professional negotiation. There are many negotiating factors, including price, financing, terms, possession date and often the inclusion or exclusion of appliances, repairs and furnishings. The purchase agreement should provide a period of time for you to complete appropriate inspections of the property before you are required to complete the purchase. I will advise you as to which inspections are recommended or required.
  • Due diligence during the evaluation of the property. Depending on the area and home, this could include home inspections and roof inspections just to name a few. As your REALTOR® I will provide you with a list of qualified responsible professionals to do these inspections and provide you with written reports. You will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in a confusing state of past owners or rights of access. The title to most properties will have some limitations; for example, easements for utilities. An Agent, title company or attorney can help you resolve issues that might cause problems later.
  • Help you to understand different financing options and directs you to qualified lenders.
  • Guide you through the closing process and make sure everything flows smoothly. I will help you write a legally binding, win-win contract that will be more likely to make it through the process. You will have access to trades and professionals that will give you quotes or ideas to make your dream a reality. My job does not end at the accepted offer. You can count on me right through to possession and beyond.

  •  Give you current information on what is happening in the marketplace and the price, financing, terms and condition of competing properties. These are key factors in getting your property sold or buying a property at the best price, quickly and with minimum hassle.
  • Market your property to other Realtors® and the public. I will take the time to observe your property and will recommend repairs or cosmetic work that will significantly enhance the saleability of your property. My keen eye will help you put your best foot forward with marketing your property to other real estate agents and the public. I will compile a list of features that your property has and will provide that information to other real estate agents through a Multiple Listing Service (MLS®) or other cooperative marketing networks, open houses for agents, etc.
  • Know when, where and how to advertise your property. There is a misconception that advertising sells real estate. Most real estate sales are the result of agent contacts through previous clients, referrals, friends, family and personal contacts. When a property is marketed with me, you do not have to allow strangers into your home, generally all appointments will be pre-screened and the qualified prospects will be accompanied through your home.
  • Objectively evaluate every Buyer’s offer without compromising your marketing position. This initial agreement is only the beginning of a process of appraisals, inspections and financing — a lot of possible pitfalls. As your REALTOR®, I will ensure that the offer presented to you will be fully legal and binding, we qualify the Buyer to best of our ability and make sure that the safeguards are there so that the sale will be smooth and you have achieved what you want.
  • Help with closing the sale of your home. Between the initial sales agreement and closing, hurdles may arise. For example, unexpected repairs are required to obtain financing or a cloud in the title is discovered. The required paperwork alone is overwhelming for most sellers. My expertise will ensure that all will be dealt with in a objectively manner to get the transaction closed.
